Creative developer Flawk has masterfully reimagined a London townhouse in Holland Park, aiming to capture the understated elegance often found in residences across the south of France. This distinctive approach, driven by a desire to depart from typical West London aesthetics, has resulted in a dwelling that radiates a relaxed yet refined atmosphere, embodying the concept of "je ne sais quoi."
Before its transformation, the three-story building was in a state of neglect, characterized by worn flooring, mold-ridden walls, and inadequate ceiling insulation. Flawk's founder, Ashley Law, who envisioned this project as her ideal future home, meticulously oversaw the renovation. The process began with crucial structural improvements, including updating the insulation and other essential services to enhance energy efficiency and overall comfort. A significant architectural change involved relocating the central staircase to the rear of the property, a move that not only maximized natural light but also fostered a more cohesive flow between the living areas. The new staircase boasts a stainless steel handrail complemented by a balustrade crafted from twisted iron stems, adding a touch of bespoke artistry.
The interior design showcases a harmonious blend of custom-made elements and curated pieces. In the kitchen, dark-stained oak floors provide a striking contrast to white lacquered cabinets, custom-designed by Flawk with distinctive square depressions. The living room is adorned with a collection of vintage furniture sourced by Myakin and a large surrealist artwork by South London artist Kate Burling, adding character and depth. Upstairs, the bathrooms feature terracotta tile floors and bespoke vanity units topped with pale marble offcuts, with square cutouts on the doors echoing the kitchen's design for a unified aesthetic. The principal bedroom is anchored by a sapele wood headboard that spans the entire width of the room, creating a luxurious and immersive experience.
Flawk, established in 2022, has a proven track record of revitalizing neglected properties across London, transforming them into modern, sophisticated living spaces.
